About Hall Farm Cottages

Family run holiday cottages in a quiet and secluded location between the villages of Horning and Ludham. We offer an ideal base for your holiday for exploring Britain's magical waterland and the North Norfolk Coast.

In total Hall Farm can sleep up to 46 adults with an extra 8 if they were children as they would need either a guest bed or cot, all the 3 bedroom cottages open up in to a courtyard with a Games/ Function room at the end, then we have 2 additional 2 bedroom cottages and a cosy one bedded apartment. We have 6, 3 bedroom cottages that sleep 6/7 the 7th being a child under the age of 12. There is a bedroom downstairs with en suite and 2 bedrooms upstairs with a bathroom, all the beds can be made up as either a king-size double or twins. The 2, 2 bedroom cottages sleep 4/5 the 5th being a child under 12. They have a bedroom downstairs with a double bed and en suite and upstairs can be a king size double or twins with a bathroom. The one bedded apartment can sleep a couple as it has a double bed, it is lovely and cosy and in the eaves, so not ideal for tall people! We have a Function/ Games room which is available for exclusive use if you have all the cottages.

How can I book a property?

As you are probably on the website while reading this, you will find that the easiest way to book is online through our website.

You can click Book Now from the primary navigation of the website or from each property detail page to take you to the secure online booking form, this will take you through the different stages.

You can also complete the booking over the phone by calling 01692 630385.

If you have someone with mobility difficulties please do call us, so that we can run through your specific requirements.

How do we make payment?

Our preferred payment method is by bank transfer but we do accept debit cards, credit cards and cheques.

Is bed linen included?

The rental charge for your cottage includes bed linen (with beds made up for your arrival).

Are towels included?

Towels are only included if you are travelling from abroad otherwise they are not included in the rental price but are available for hire on request.

What if I cancel?

We recommend that all our visitors take out cancellation insurance.

If you have to cancel your holiday we will require written confirmation from the lead member of the party by e-mail or by post.

If you have taken out insurance then we will provide you with all the necessary paperwork you need to be able to make a claim.

If you have paid a deposit but have opted not to take any insurance, we will endeavour to re-let the property on your behalf. If successful you would no longer be liable for the balance of the holiday. (Deposits are non-refundable). Please be aware that if we are not able to relet the dates the liability for the full balance of the holiday will remain with you.

If you have paid in full for your holiday but have opted not to take any insurance, we will again try to relet the property on your behalf. If we are able to relet, you will be refunded with a balance payment of the cost of the accommodation. (Deposits are non-refundable).

Please be aware that no refund can be made if the property is not relet.

Do you accept dogs?

Yes, dogs are welcome in all our cottages and the Loft. We recommend for comfort a maximum of 2 dogs in a 3 bedroom cottage, 1 dog in both our 2 bedroom cottages and the Loft Apartment. However, if the dogs are of the tiny variety we are happy to accept more, please contact us to check.

If you are thinking of bringing a puppy this MUST be declared to Hall Farm Cottages at the time of booking and will need to be specifically authorised.

We do have guidelines for dog owners and we do ask all dog owners to adhere to these guidelines (failure to do so may result in you being asked to leave without compensation).

Dogs must be under strict control at all times while on the property.

Any fouling of lawns etc. must be cleaned up without delay.

Please bring your own bed or basket for your dog to sleep in.

Dogs must not be left alone in the property.

Dogs must not be allowed on beds or furniture, and hair must be cleared up before departing.

We have built kennels and you are more than welcome to use these free of charge and we do have 2 dog crates available for hire to save room in your car.

How enclosed is an ‘enclosed garden’?

An enclosed garden means that hedges or fences surround the garden of the cottage. This, however, does not necessarily mean that a garden is dog proof/child-friendly i.e. a dog may be able to get under a hedge or a child over a fence. If you require further details please contact us.

When are properties changeover days?

Our usual ‘changeover’ or start days tend to be a Friday during the high season. We do offer short breaks when we can, and these can be a Friday – Monday or a Monday – Friday.

When viewing our booking page it will state the respective changeover day. Please do not hesitate to call if you do have a specific day and we will try and accommodate this if possible.

Do you cater for specific accessibility needs?

All our cottages (Loft excluded) have a downstairs bedroom with en-suite wet room. We recommend our 3 bedroom cottages for our visitors who are confined to a wheelchair and our 2 bedroom cottage for guests with mobility difficulties, click here for more information.

Is there a washing machine in the cottage?

We have a laundry room and this is open 24 hours a day. There are 2 washing machines and a tumble dryer, all of which are on coin meters. We leave plenty of change and there is no need to bring detergent and softener as all this is supplied for you.

Is there Wifi?

All our cottages have WIFI, and we are currently using a satellite system.

What time can we check in?

In order that your accommodation is properly prepared, our check-in time is 4 pm. If we are able to offer you an earlier check-in we will contact you 48 hours before.

However, if you would like to arrive earlier and drop off your luggage then you are more than welcome to do so.

We are very aware that our guests with mobility difficulties may struggle to find toilet facilities whilst traveling, so we try to have the accessible bathroom ready first in case you do want to pop in!
